When you're looking to purchase a home, you have the option to purchase a 1 year home warranty with the home.  A home warranty is offerred by a third party company and will typically run between $375 - $450 for basic coverage with a $60 - $75 deductible.  Many people think it may not be worth it.  After all they just had a home inspector check everything out right?  The reality is that while a home inspection is great,  it's not going to protect you against something breaking down once you move in. 

Buying a home and moving can be an expensive process leaving buyers, especially first time home buyers, short on cash.  So when buying a home it's definately something to take into consideration.  I usually recommend purchasing one, and most of the time we can even negotiate it into the contract so it's paid for by the seller.   This can give you peace of mind for that first year in your home.  After that,  you can decide wether it's worth it to renew the warranty for years follow.
